Luxury Real Estate Is Driving Nearly Half of Coachella Valley Dollar Sales
The headline number from August is hard to ignore: homes priced at $1 million and above accounted for 47.7% of all residential dollar sales across the Coachella Valley.

That 47.7% figure is more than an interesting statistic. It shows how much influence the upper end of the market has on the total value of residential real estate changing hands in the desert. While luxury properties represent only one segment of the market, nearly one out of every two dollars in August sales volume came from transactions above $1 million.

The $1 Million+ Market Has Outsized Weight
The August GPSR report shows average monthly dollar sales of approximately $451 million across the Coachella Valley. Within the price-bracket data, homes from $1 million to $1.999 million generated approximately $111 million per month and homes at $2 million and above generated approximately $104 million.
Together, the $1 million-and-above market accounted for 47.7% of total residential dollar volume. This is an important distinction between looking at the market by number of homes sold and looking at it by value: the luxury segment does not need to represent half of all transactions to have an enormous impact on the Valley's real estate economy.

Where the High-Dollar Activity Is Concentrated
The city-level numbers help put that activity in context. Palm Springs led the Valley in average monthly dollar sales at approximately $98 million, followed by Palm Desert at $87 million and La Quinta at $82 million.
These communities, along with Rancho Mirage and Indian Wells, contain many of the Valley's established luxury neighborhoods, golf communities, architecturally significant homes and estate properties. The report does not break the 47.7% luxury share down by individual city, so the city totals should be viewed as context rather than a city-by-city measure of $1M+ sales.
Luxury Buyers Still Have Choices
The broader market remains well supplied. Valley inventory stood at 2,441 homes on September 1, with a 3.9-month months-of-sales ratio, compared with 4.6 months a year earlier.
For buyers, that means there is meaningful selection while the Valley-wide supply-demand ratio remains within the report's definition of a balanced market. For sellers, it reinforces the importance of positioning, presentation and pricing — particularly at the luxury level, where buyers can compare distinctive properties across several desert communities.
What This Means for Desert Homeowners
A market in which 47.7% of dollar volume comes from $1 million-plus homes deserves to be viewed differently from a typical housing market. The luxury segment is not sitting on the sidelines; it is a central part of the Coachella Valley's residential marketplace.
For owners considering a sale, the opportunity is not simply about whether luxury homes are trading. They are. The more important questions are where buyers are concentrating, how a specific property compares with current alternatives, and what presentation and pricing strategy will separate it from competing inventory.
